Where should I start? I would like to say Mr Wickersham and his team are amazing. Mr Wickersam saved me from losing $15,000 on a situation where I was put in a bad real estate transaction.   • Trial Lawyer specializing in Real Estate and Civil Litigation Statewide.  Why our firm?  Simple, we're aggressive and effective.  Ask any lawyer you may be considering when they last tried a case before a jury?  The answer is usually back in the stone age, or never.  Our last jury trial ended April 29, 2022, with a verdict in our client's favor.

  • Evictions:  We represent landlords across the State of Florida.  We are able to offer our low pricing structure statewide because the Florida Supreme Court has made permanent the use of remote video appearances to conduct hearings which first appeared during the COVID-19 pandemic.  This allows us to practice statewide at a low cost which we pass along to our clients.  For residential evictions, we charge an attorney's fee of $500, plus court costs consisting of the $190 filing fee, $10 to issue each summons, and $40 to the process server for service of the summons.  The total for an eviction of one tenant is $740.  For each additional tenant, add $50.  The process typically takes 4-6 weeks but may move faster or slower depending on the unique facts of each case.  This price is for an uncontested action for possession.  If this becomes a contested eviction action, additional fees will apply.  We can handle lawsuits for damages against your tenants for an additional fee.  If you would like our firm to draft and serve the appropriate 3-Day Notices for you, we will gladly take care of that for an additional $80.

  • Quiet Title Actions:  We are honored to represent purchasers of Tax Deeds in Quiet Title Actions. We will quickly obtain Clear & Marketable Title at a lower cost than any known competitors or any 'quiet title alternative' services. We charge a flat attorney's fee of $1490. The process typically takes around 90 days.  We offer bulk discounts for 5 or more properties in a calendar year.  This office successfully completes 200-300 quiet title actions across the state every year.  We are highly experienced in this arena.

  • A Note on Quiet Title 'Alternatives' :  You should be aware of exactly what is offered by the 'Quiet Title Alternative' services, the two main players in Florida being Clear to Sell and Tax Title Services.  First, they charge a higher price.  Second, they will charge you almost $1,000 upfront just to tell you whether or not they'll work with you.  Third, they are not much faster.  They can provide you with a certificate in 30 days if you pay an additional 'rush fee', their standard service takes roughly the same time we do, yet either option still costs more.  Further, they do not actually provide you with Clear Title.  They only provide a certificate stating that they will do the same thing we do for you now if an issue comes up in the future, meaning clear your title.  We actually litigate for you now - in the present - at the end of which you receive a Final Judgment extinguishing all claims and providing you with Clear Title.  You should also be aware that these certificates are time limited, and that if you do not immediately sell the property, you will pay even more to obtain a renewal or a new certificate.  That is because they expire.  These certificates are issued through a particular title underwriter these companies have a deal with.  You are limited to closing with only that one title underwriter.  Put in plain terms, the drawbacks are numerous, and you're paying more than the real thing costs for an alternative which lacks many of the benefits of a quiet title.  When you receive a final judgment quieting title from us, you can take this to any title company of your choice and sell or refinance the property at any time without any time limitations or restrictions. These services' websites and phone reps routinely state inflated estimates of the cost and time involved in a Quiet Title Suit, to claim their service is cheaper, stating they take years to complete and cost tens of thousands of dollars. This is impossible under any normal circumstance.  We charge a flat attorney's fee of $1490 and the process takes +/- 90 days. No drama, like a $900 nonrefundable 'research fee' just to tell you whether we'll even work with you.

  • Commercial Evictions:  We represent commercial landlords statewide. Our fee for a commercial eviction is $750, plus court costs consisting of $300 for the clerk's filing fee, $10 to issue each summons, and $40 paid to the process server for service of process.  The cost for an eviction of one tenant is $840. For each additional tenant, add $50.  The process typically takes 4-6 weeks but can move faster or slower depending on the unique facts of each case.  This price is for an uncontested action for possession.  If this becomes a contested eviction, additional fees will apply.  We can gladly handle suits for damages against your tenants for an additional fee.  If you would like our firm to draft and serve the appropriate 3-Day Notices for you, we are happy to do so for an additional fee of $80.
